for Rental of Privately Owned Residences
This agreement constitutes a contract between the person or persons
registered (individually or collectively referred to as the "Renter") and
PCcondos.net Vacation Rentals as "Agent," to rent the premises described. The
conditions, limitations, and restrictions described therein are included as part
of this agreement, including departure date and check-in and checkout hours.

Check-in/Check-out:
Check-in is
3 p.m. (CST) ~ Checkout is 10 a.m. Late check-outs
are subject to a discretionary service charge.

Cleaning
Fee: a one-time checkout cleaning fee of
$65/2 bedroom ($55/1 bedroom) is required for each reservation. Please
leave a check on the breakfast table when checking out, payable to: Mary Jo
Perkins.

Cancellation
Fees: No cancellation fee will be required if made OVER 60 days from
rental. Cancellations made between 30 & 60 days forfeit the $200
deposit. Cancellations within 30 days of rental are subject to the
Full Rental Rate.

Premises, furnishings and equipment: Renter understands that the
premises and its furnishings are privately owned. Neither the agent nor the
owner of the premises shall be responsible for providing any additional
furnishings or equipment not available presently on the premises. In the event
of a failure of the heating and air conditioning systems of, or a major
appliance in the premises, and the agent is unable to secure timely repairs
thereof after notice of failure from renter, a rate adjustment may be made at
the discretion of the PCcondos.net Rental Manager, upon submission
of a work order by the renter.

Damage: Renter agrees to reimburse owner for any damages to the
premises and to the furnishings, equipment and household items therein, which
occur during renter's occupancy excluding normal wear and tear.

Pets: Pets are
NOT allowed in rental units, except those used by
persons with hearing and visual impairments. In addition, renters with
approved pets, will be assessed a special clean-up fee.

Owners closet(s): Locked areas in the premises are reserved for the
storage of owner's property and are not included in the rental.

Sublease or assignment: Renter shall not sublet or assign this
agreement without the prior consent of agent.

Entry of premises: Agent or an authorized employee or repairperson
may enter the premises during customary business hours (such limitation not to
apply in cases of emergency) for any purpose connected with the cleaning,
repair, improvement, care and management of the premises.

Compliance with rules and regulations: Renter shall obey all
federal, state and local laws. In addition, renter shall take all reasonable
steps to see that the members of his family and other occupants of the
premises adhere to the rules and regulations applicable the premises, and the
resort property, with the following rules and regulations being cited as of
exceptional importance:

Shooting of fireworks and carrying of firearms within the resort is
prohibited.

Boat trailers, trailers, motor homes, campers, buses, etc., must be
parked and stored only in designated resort areas. A storage fee will apply
to all trailers, motor homes, campers, etc. stored on resort property.

The occupancy of the premises, and the use of resort common areas, shall
be sufficiently quiet and peaceful so as to not disturb others. The entire
resort will recognize quiet hours of 11 p.m. to 7 a.m.

Use of the resort facilities is limited to renter and members of his
party occupying the premises.

Minibikes and skateboarding is prohibited.

Termination of rental: If renter violates any of the conditions or
restrictions of this agreement, agent may terminate this agreement and enter
the premises. Upon notice of termination of this agreement, renter shall
vacate the premises immediately.

Deposit: A
deposit of $200 will be charged at the time
of reservation. The deposit will be held as a damage deposit and will be
returned within 10 days of receipt of keys AND following an inspection of the unit. The
person registering for the unit will be held responsible for any damages or
missing items within the unit and for any damages to the property caused by
anyone in the unit, including all damages in excess of the damage deposit.

Rental Rates: All rents are due
one month prior to reservations date. We accept cash,
money orders, cashier or personal check.

Early checkouts: No refunds for early checkouts or evictions will
be given.

Loss or damage: Agent shall not be responsible for any loss or
damage of renter's property.

Age requirements: No guests under the age of 21 unless the unit is
occupied by a parent or legal guardian. In addition, the person registering
for the unit must be an occupant of the unit for the entire length of stay.

Unit capacity: 1 bedroom sleeps a maximum of
6 persons; 2 bedrooms
6. Management has a right to assess additional charges or
eviction if this maximum is exceeded.

agree with this printed material. The making of a reservation is acceptance of
these terms, as well as any others that govern the resort.
